More than 3D-year old industrial areas, especially those in urban areas, begin to need urban regeneration. For a successful urban regeneration, what the indigenous businesses concern needs to be understood. However, their concerns have not been sufficiently understood. This study aims to examine firms' concerns regarding regeneration and possible relocation. This paper investigates a case of Gunpo industrial area and survey the firms. This paper reveals that newly settled prospering businesses tend to oppose regeneration. If firms can move into a apartment-type industrial complex, they are positive to regeneration. Interestingly, incumbent businesses worry about possible knowledge network loss, which, in turn, affects negatively on urban regeneration. Regarding relocation, most of the businesses are concerned about business eco-system. That is, they worry about breaking the business network. If firms cannot easily switch suppliers and customers, they do not want to relocate. This research suggests that urban regeneration of an industrial area should consider business eco-system as well as physical environment improvement.
