This study examined relations between components part forming street at pedestrian streetscape in commercial district and sensitive elements to which pedestrian feel closely. For this purpose, the study analyzed the change of principal components forming streets (building elevation rate, green space, before and after signboards maintenance) through main component's analysis, regression analysis and structural equation model, and then established a model which can explain their relations. The results are as follows. First, high satisfaction of pedestrian by street type was appeared in case building elevation was low and there were a lot of green spaces along with well-maintained signboards. Second, the building elevation rate showed (-) influence to the satisfaction in street components, green spaces (+) influence, and signboards (-) influence respectively, and degree order of influence was revealed as building elevation>green space>signboards. Third, sensitive elements on streetscape were analyzed 3 main components such as "activity", "amenity" and "stability," and these elements appeared to affect (+) influence in satisfaction to the streetscape. Fourth, the image of streets showed high correlation in streets components rather than individual characteristic. Therefore, this study proposes a solution for resolving negative images residing in commercial streets fundamentally through forming skyline with lower building elevation, expanding of green spaces and maintaining signboards.
