As the housing supply meets the demand and the restriction to the housing provision through displacement and redevelopment is heightened, the importance of housing management has been addressed. The purpose of this study is to examine public awards for excellence in residential property management, and to analyze award-winning housing estates. The research methods adopted in this study include content analysis and site visit. The findings revealed that each excellence award for housing management consisted of three indices: maintenance, operation and community management. The awards in the localities where a number of newly constructed multi-family housing estates were conspicuous emphasize the index of community management while the one implemented in the capital heightened the operation index. The two recent award-winning housing estates were examined, and both of them had many in common; clean, sound and green estates, energy saving, precaution measures for residents' safety and security, a variety of community activities driven by volunteers to strengthen a sense of community, collaboration between homeowners' council and management staff, and cooperation among residents. Housing management doesn't represent simply repairs and maintenance, but rather it's closely related to property management behaviors. Given the value-added properties that are often hidden, it's of importance to establish more a structured, systematic and practical tool to measure the efficiency in the context of property management.
