This paper was written with two aims. The first one is to show the current situation of our housing construction market by reviewing the circumstances and problems of small housing construction companies in Korea. The second one is to present the desirable direction for setting-up survival strategy of small housing construction companies through case study of the companies which made a success in housing market by special and unique management strategy. Five kinds of problems of small housing construction companies, such as inequality of Korea housing construction market were presented. The paper introduced the success strategy of small housing construction companies which strengthened the perception rate among housing market by their distinguishable management strategy in order to enable them do benchmarking the strategy. The authors emphasized 1) the active adaptability to the rapidly changing system and social environment, 2) the training of competent developer, 3) the recognition of the importance of marketing, and 4) consumer’s needs on use of Information Technology Infrastructure. Especially, both project financing and fast decision-making process compared to large enterprises which could be considered as opportunity factors should be utilized for securing construction fund and setting-up marketing strategy, respectively. Since Real Estate itself is semi-permanent durable which the utility continues unlike general goods, it is critical that sale success such as 100% apartment sales is accomplished by the proper pre-marketing strategy. However, those are more important that induce consumer’s satisfaction on a commodity, residential Real Estate through sound and reliable building execution and make a step on heightening the image of small housing construction companies by continuing post-marketing activity.
