This study examines the current issues on the land development for housing in partnership, and proposes the strategy to develop land efficiently in accordance with changing market environment.
The main objective of this study is to propose the various types of land development in partnership, to analyze the current problems in partnership through case study and propose the considerations in an agreement, and to establish the strategy for residential development in partnership. Partnership type reviewed in this study is equity method, subdivision method, and the third sector by local government, private enterprise and public sector such as KNHC and KOLAND.
Profit should be guaranteed for activating joint land development. The premise of profits is mutual confidence and cooperation among businessmen, and cost-effective effort is necessary. Also, the contract of cost burden, invested capital ratio, role assignment is conformed. Thereby, the advantages of joint land development can be maximized.
