The aim of this paper is to analyse the differences of each resident’s perception and evaluation for its neighboring residential environments conditions and public and neighborhood facilities in accordance with its residing structural type(single detached unit and apartment). That is, it is important to know what factors and aspects of residential environments and public and neighborhood facilities are substantially meaningful to each people's satisfaction between single detached unit and apartment.
The major findings from the empirical analyses are as follows:
In single detached home characteristics, the results have shown that the judgements of the residential environments conditions rather than public and neighborhood facilities were more likely to be associated with their housing evaluation. Especially, the variable to denote rundown housings or buildings was highly ranked in order of importance to contribute to housing dissatisfaction(Beta weight＝0.13). Differently from our expectations, the market variable was found to be negatively significant predictor in neighborhood satisfaction.
In apartment characteristics, it has shown that the noisy and road conditions variable among the variables to denote residential environment conditions played more important role in enhancing housing satisfaction. The trash conditions variable was not significant predictor in determining neighborhood satisfaction.
Without relation to whether they live in single detached unit or apartment. the school and park variables were found to be significant predictors of their neighborhood evaluation.
These findings provides public sector and other major housing-related actors with reliable information in ways most likely to enhance each residents satisfaction in accordance with its housing structure type.
