This study proposes to develop a comprehensive model for evaluating the appropriateness of business buildings in Country-side medium-to-small size cities and make a direct application. The model specification is meaningful in two ways. First, five major cognitive categories of business buildings, (1)location, (2)design, (3)utility, (4)aesthetics, (5)business workability, are used as a higher level of evaluative components to measure the appropriateness. In addition, several individual sub-categories under each major category as needed are utilized as a lower level of evaluative components. This hierarchical structure of the model is useful in that it helps increase a range of understanding of how business buildings are actually perceived and organized. Second, each individual cognitive category and sub-category are weighted on its relative significance. This strategy of using weighted scales is essential in evaluating the appropriateness of business buildings in a right way.
An empirical analysis utilized to validate the model is performed for two types of business buildings, (1)sales and services and (2)business and works. Two buildings out of each type were selected as a business success and failure group, respectively. Consequently, a total of 4 target buildings are included for the validation purpose. Also, 40 evaluators were asked to inspect and evaluate each target building at the spot. The results are as follows. First, as measured in terms of relative significance and validated by Cronbach' alpha(α), internal reliability of the 5 top cognitive categories(α=0.6608) and the 23 bottom evaluation items(α=0.5296) is statistically insured, leading to a successful model specification. Second, 'location(23.2%)' and ‘business workability(22.9%)’ turned out to be the most significant category for sales/services buildings, while ‘utility(27.8%)’ for business/works buildings. Third, this weighted method of model validation is more likely to be effective for business/works buildings than sales/services buildings, as the former explains more significant differences between business success and failure in statistically meaningful ways.
