최근 1인 가구의 비율이 꾸준히 증가하고 있다. KOSIS (통계청, 인구총조사)에 따르면 2020년까지 한국의 1인 가구는 664만 3,354가구로 전체 가구의 31.7%를 차지하였고, 중국 통계청에서는 2019년까지 중국의 1인 가구는 전체의 18.5%로 차지하고 있으며 계속 증가하는 추세인 것으로 보고하였다. 1인 가구의 증가와 함께 쉐어하우스가 새로운 주거
형태로 주목받고 있다. 2020년까지는 한국의 외국인 유학생 중 중국 학생이 67,030명으로 1위를 차지하고, 중국의 한국 유학생 수는 63,029명으로 모든 국가 중 1위를 차지하고 있다. 대부분의 유학생들이 언어문제, 학비 및 기타 재정문제, 사회적 적응문제, 본국에 대한 향수, 개인으 로서의 역할갈등, 나이가 일상생활에서 일과 수행부터 타국의 사회 부적응까지의 원인이 된다. 이런 어려움으로 인해 타국에서 새로운 친구를 만나 유학 생활에 빨리 적응하는 것이 중요하다. 수많은 유학생 집단 사이, 주거는 무시할 수 없는 큰 문제가 되고 있다. 기숙사, 1인 가구, 단독주택, 다세대 주택 등 한·중 유학생의 거주유형은 다양하다. 유학생의 특성과 결합해 여러 사람과 접촉할 수 있고, 외국의 낯선 환경에 사교 기회를 얻어 이국 생활에 빨리 적응할 수 있는 주거공간이 중요하다. 쉐어하우스는 이런 요구를 충족시킬 수 있는 주거공간으로 갈수록 많은 유학생들의 관심을 받고 있다. 따라서 본 연구는 쉐어하우스 잠재수요자로 서울에 거주하고 있는 중국 유학생과 베이징에 거주하고 있는 한국 유학생을 대상으로 쉐어하우스에 대한 요구를 조사 및 분석하여 국가별 요구 특성 및 차이를 도출하는데 목적이 있다.
이에 본 연구는 사례조사와 설문조사를 실시하여 유학생의 주거요구를 탐색하였다.
사례조사는 한국과 중국에 쉐어하우스 늘어나가 시작한 2013년부터 현재까지 운영중인 쉐어하우스 중에 각 5곳을 선택하였고 건축연도, 규모, 사용자특성, 공간구성, 공유공간배치 형태 등에서 분석하였다. 설문조사는 서울과 베이징에 유학중인 유학생을 대상으로 온라인 설문조사를 실시하였고 쉐어하우스에 대한 요구를 조사하였다.
결론을 요약하면 다음과 같다.
한?중 양국의 쉐어하우스는 개인공간과 공유공간의 기능이 갈수록 다양해지고 있다. 개인공간에는 휴식 외에 화장실과 샤워실 등 공간이 마련되어 있고, 공유공간은 거실, 주 방, 식당 등 기본적인 공간뿐 아니라 커뮤니티룸, 헬스장, 작업실 등 다양한 공간들이 나타나고 있다. 조사대상 유학생의 요구를 반영하기 위해 개인공간에 위생공간을 더하고, 공부기능, 수납기능 등을 추가할 수 있는 방안도 마련해야 한다.
한?중 유학생은 주거의식과 라이프스타일의 차이는 서로 차별화된 요구 집단을 형성하였다. 양국의 집단별 쉐어하우스 디지인 요구를 분석한 결과, 한·중 유학생 집단 간 특성이 뚜렷하였다. 한국 유학생들은 자신의 행위나 생각을 중시하는 개방형으로 공동생활, 사교?파티, 개인생활형의 집단별로 뚜렷하게 차별화된 요구를 보여주어 자기 스타일을 맞는 주거공간을 선택할 수 있도록 해주어야 한다. 중국인 유학생은 주택을 중심으로 생각하는 보수적인 성향을 가지고 있고, 한국 유학생보다는 주택의 기능성을 중시하는 경향을 보인다.
한?중 유학생의 국가별 쉐어하우스 디자인 요구에는 차이가 있었다. 쉐어하우스 요구에 대한 한·중 유학생의 차이는 주거의식과 라이프스타일에 따라 더욱 뚜렷하게 나타났다. 공유공간 배치 유형의 경우, 한국은 모듈형, 중국은 분리형을 가장 많이 선택한다. 군집분석 결과를 보면 한국의 공동생활형과 파티?사교형은 자신의 사교적 속성 때문에 모듈형을 가장 많이 선택하였고, 중국에 주거중심형과 주거귀속형이 주택 내 사생활 보호와 공유공간의 분리하는 인식에서 분리형을 많이 선택하였다. 개인공간 내 개별 화장실 외 공동화장실 요구가 나타나는 것을 주택의 기능성을 강조하는 중국의 주거중심형에서 더욱 뚜렷하게 나타났다. 추가하고 싶은 공유공간에서 일상에 필요한 기능성 공간 외에 VR 게임 등이 가능한 액티비티 공간에 대한 한국 유학생의 요구도 있다. 4차 산업혁명 및 인공지능 시대가 도래함으로써 일상생활에서 의식주(衣食住)에도 보다 스마트화, 지능화된 도구를 사용할 수 있게 되었다. 젊은이들은 과학기술과 지능화된 생활을 추구함으로써 주택에서는 스마트 가구나 디지털 엔터테인먼트 공간을 마련할 필요가 있다.
