The purpose of this study is to suggest the preference elements for the customized remodeling project of permanent rental housing in the future and to establish reasonable and economical remodeling plan.
As a research method, the preference elements for customized remodeling was derived through questionnaire survey on customized remodeling for residents and managers of six permanent rental housing complexes in Chungbuk province.
The study started from the question of whether the preference elements of permanent rental housing by users and preference factors by individual characteristics are matched in the customized remodeling in the future.
The analysis was divided into two parts: analysis of users divided into residents and administrators, and analysis according to apartment complex characteristics.
As a result, residents and administrators remodeling preference items coincided with the major preference elements classified as housing unit, building and complex. Sub preference elements in the major category preference elements also showed the same except for some preference elements in the main category. In addition, it is analyzed that most of the preference elements of 15 preference elements of sub preference elements are similar to those of preference elements of detailed preference elements.

The customized remodeling of the permanent rental housing showed the highest preference for the remodeling of the major preference elements such as Housing unit, Building and Complex. Preference elements among the housing unit remodeling elements were interiors, sanitary ware, kitchen furniture replacement, installation of floor cushioning materials, reduction of interlayer noise and improvement of heating and cooling equipment. Preference elements of the building remodeling elements were preferred to improvement of crime prevention, realization of faultless space, application of energy saving technology, improvement of main image. The lack of parking facilities was found to be the largest in the complex category only. The detailed implementation elements of the elements are improvement of the bathroom facilities such as replacing old furniture, pottery, and kitchen furniture such as sink, toilet, and bathtub. In the crime prevention facility installation, In addition, the addition of the number of ground parking garage is analyzed as the main preference factor.
The results of this study suggest that a remodeling strategy will be needed to pursue items based on preferences that are common in the future when remodeling and to customize some elements that reflect characteristics of the complex. Analysis of the preference elements that hinder the satisfaction of the residents and preference survey on the customized items should set the direction of the efficient remodeling.
