Although the remodeling business is recently drawing attention as an architectural renovation method for old buildings, The reality is that it is yet unable to be vitalized due to various problems. In cases where already constructed apartment buildings are remodeled, The ‘Overall Remodeling’ method that used to be applied to existing apartment buildings is an expensive method which in turn hinders the remodeling market from being successfully established. The purpose of this study is to aid in an economical and reasonable remodeling proposal by reflecting the requirements necessary for the user and apartment manager in the design within a limited budget when implementing remodeling projects for apartment buildings. Also, surveys were conducted for the study on the thoughts of architectural experts at construction companies on the subject of ‘Customized Remodeling of Apartment Buildings’ that was presented from the perspective of the user and apartment manager, and how the priorities regarding the ‘Customized Remodeling of Apartment Buildings Items’ would be organized. In terms of the research method, The concepts and scope of remodeling was explained through a study of the relevant literature and preceding studies, and the values of remodeling were analyzed by investigating the remodeling market status for apartment buildings and collecting data on cases of completed sites. The survey was divided into 3 parts. The 1st part was a ‘Survey on the Demographics of the Participants’, The 2nd Part was ‘General Opinion on Remodeling’, and the 3rd part was ‘Prioritizing of the Customized Remodeling of Apartment Buildings Items’. When questioning on the ‘Prioritizing of the Customized Remodeling of Apartment Buildings Items‘, 23 ’Customized Remodeling Items’ were presented for each of the three sections of household, housing, housing block, and the ‘Customized Remodeling Items’ was divided into 63 “Customized Remodeling Subsections” was presented in order to investigate how the architectural experts of construction companies prioritize, and the results are as follows. First, in the household section, The improvement demand for old interior materials, sanitary pottery, kitchen furniture, etc. within the household, and demands for replacement of old facilities such as old water and drain pipes was selected more than the demand for an efficient interior space reconstitution, and next came the procurement of a heat insulation property for the walls, then the decrease floor noises through floor buffers. As a result, it was found that the most economical and efficient remodeling method against deterioration is to minimize the existing structures of the household interior. Second, in the housing block section, The selection rate of the parking lot procurement and establishment was significantly high, after which came the reorganization of the exterior space, and improvement and establishment of community and service facilities. Therefore, it was investigated that an active measure to procure parking space was the highest priority in the housing block section. Third, in the housing section, The selection rate of the procurement of a passageway between the underground parking lot and the elevators was highest, and The issue of improving the sight of the housing and the issue of applying energy-efficient technology had a higher selection rate than the establishment of a barrier-free zone and the extension of the housing core or alteration of the core form. The survey results revealed that preferentially applying items with low construction costs and relatively high selection rates to the design, rather than applying items with high construction costs and low selection rates, is more effective in terms of the economic feasibility and efficiency of the remodeling plan. In conclusion, for the remodeling market for apartment buildings to expand and be invigorated, the user and constructing body must drastically exclude business areas that are inefficient or unnecessary, and a sense of purpose to preferentially apply essential remodeling items in order to improve household functions and enhance property values. In addition, the using party and constructing body must share the goal of the remodeling and make persistent efforts for the success of a remodeling project for apartment buildings accompanied with economic feasibility and rationality.
