This study identified the limitations and improvements of existing national rental apartment community facilities by analyzing the current status of indoor and outdoor community facilities in 11 national rental apartment complexes in Jeonju from changes in legal standards- Total system for community facilities from Article 55-2 of Regulations on Housing Construction Standards, etc. Data were collected by literature reviews, including on-line materials, and field survey conducted in October 2024. Based on the results, conclusions are as follows: First, the area of community facilities in 10 of 11 complexes surveyed was very insufficient to meet the legal mitigation standards, but the area of community facilities per household increased by about three times due to the application of Article 55-2 in 2013. Second, while community facilities have been diversifying in terms of children’s and exercise spaces, there is no dedicated space for the elderly in response to an ultra-aging society. Therefore, it is necessary to consider spaces that improve accessibility to outdoor areas, gardens, and exercise facilities tailored to older adults. Third, for insufficient community facilities, it is necessary to consider installing distributed-layout facilities using outdoor sites. Fourth, a basic planning direction should be established for remodeling existing community facilities in rental apartments to meet the area standards.
