This study tries to analyze the successful cases in the recycling of the old buildings and areas that had abandoned but made a new development through applying cultural aspects. Also to understand the regional revitalization, this study is to analyze the case of Beijing 798 Art Zone to find how this area has been changed from the abandoned to the renowned tourist attraction. Case study through the literature review, physical analysis on the site and the evaluation by the professionals were conducted. Taking 798 Art Zone as an representative sample, this study discusses the development of the transformation from an industrial space to a cultural one and comprehends the development law of the urban cultural space. The places of Beijing 798 Art Zone including shops and atelier and galleries have increased from 106 in 2005 to 410 in 2013. Especially the galleries have grown up to 155 representing the Chinese art and exhibition. Still galleries and art studios play the most essential role in this Art Zone, which regenerate to the up-cycling places and show creative spirits. Also, a variety of shops including cafeterias, restaurants, fashion and gift shops meet the needs of the visitors. Beijing 798 shows tremendous development in economic, cultural, regional, spatial and travel aspects. However, the growth of the commercial capital results in the alienation of the artist in this area.

본 연구는 도시에서 방치되고 있는 유휴산업공간의 재생 사례를 통해 21세기 문화 도시의 방향에 대해 새롭게 조명해야할 필요성에서 출발하였다. 구체적으로 지역의 문화 활성화에 성공한 사례를 분석함으로서 도시재생 디자인의 특성을 파악하고자 하였다. 또한 대표적 유휴산업공간이었던 북경 798 예술지구가 유휴산업공간에서 문화공간으로 변모하며 발전하는 과정에 대해 공간 유형 및 공간 특성의 변화를 면밀하게 파악하여, 유휴산업공간의 재생을 위한 고려사항을 제안하는 것을 목적으로 하였다. 연구방법으로는 문헌고찰을 통한 우수사례 분석, 현장 방문을 통한 물리적 공간 분석, 그리고 전문가 집단에 의한 평가가 병행되었다. 유휴산업공간을 재활용한 12개의 건축물 및 지역을 분석한 결과, 공통적으로 과거의 역사적 모습을 최대한 유지하여 경제적 비용을 최소화하고 동시에 친근하면서도 창의적인 공간을 조성한 것을 알 수있다. 공간 콘텐츠는 갤러리, 예술 스튜디오, 공연장 등 문화예술 요소였으며, 그 외에도 공간의 특성에 따라 예술교육공간, 강연장, 체육시설 등이 접목되었다. 북경 798 예술지구는 2005년 개인스튜디오 42개를 포함하여 106개로 시작되었으며 2013년에는 다양한 문화 공간들이 생겨나면서 410개로 늘어났다. 특히 갤러리는 34개에서 155개로 크게 증가하면서 중국 문화 예술의 전람, 전시의 중심이 되었다. 262개의 공간이 갤러리 및 스튜디오로 핵심적 역할을 하고 있으며, 패션샵, 레스토랑, 카페, 서점 등의 다양한 쇼핑 및 편의 공간이 들어서 관광객들의 필요를 충족시키고 있다. 경제적, 문화적, 지역적, 공간적, 관광적 측면에서 3단계에 걸쳐 분석한 결과 많은 발전이 있었으나, 그 과정에서 예술가들이 소외되고 상업 자본 중심으로 변질되어 문화적 가치 측면에서 문제점이 나타났다.
