This study was intended to identify the actual cause and phenomenon of gentrification to commercial streets in local urban regeneration projects and to suggest countermeasures. By carrying out research focusing on commercial streets in areas where urban regeneration projects were promoted in local cities, the effect of policy promotion related to prevention of gentrification, one of the purposes of urban regeneration projects, was verified. As a result of analyzing the commercial street diagnostic indicators, the rate of change in the number of businesses, the rate of change in the number of workers, and the net population movement rate did not provide meaningful information related to gentrification, but the rate of change in the building deterioration and publicly announced market price showed gentrification in 13 urban regeneration project areas. It was confirmed that it can act as a factor that causes. As a result the characteristics of Daejeon-type gentrification leading to the proliferation of one-room houses due to the inflow of speculative capital, unlike the general aspects of gentrification such as rise in floating population and penetration of franchises, were analyzed. In the case of Daejeon, a regional peculiarity was found that the disorganized development of real estate was concentrated mainly in attractive spaces with a sense of place, resulting in the exodus of existing residents.
