1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to discuss what is the effect of lien in real estate auction through empirical analysis, which difference is occurs between the bid rate in lien and the bid rate without lien, how much is the difference if the difference occurs, what is the reason for, etc. Through this it can serve the role of indicators for rational decisions for the participants of real estate auction market, will be provided empirical evidence for the problem of lien system and improvement for the policy makers. (2) RESEARCH METHOD This study was analyzed using SPSS 18.0 version statistical programs. In order to discuss whether the bid rate in lien and the bid rate without lien is difference, analysis methods were used technical statistical analysis and crossing analysis and T-test analysis, by using building characteristic variables, bid characteristic variables and lien characteristic variables as independent variables, and by using bid rate as dependent variables. The following it was used correlation analysis and multiple regression analysis between the bid rate in lien and the bid rate without lien, in order to discuss whether building characteristic variables, bid characteristic variables and lien characteristic variables give effect the bid rate. (3) RESEARCH RESULTS As the results of this study, the bid rate in lien was higher than the bid rate without lien, showed statistically significant. As a results of correlation analysis in order to analyze the effect in the bid rate between in lien and without lien, it was shown a positive correlation between the number of bid and the bid rate, the more numbers of bid is the higher the bid rate. It was analyzed a negative correlation between the amount of lien reported and the bid rate, the more amount of lien reported was shown the lower the bid rate. In addition, as the results of regression analysis, it was analyzed greater impact the bid rate in lien than the bid rate without lien in the condominium, townhouse and villa, land, and other items. 2. RESULTS This study was shown that lien is dropping bid rate in the real estate auction process, being a major cause to avoid bidding in the end. Lien report is increased the more the years, report types is expanded the trend from construction costs to repairs, maintenance and benefit costs. Nevertheless, there was lacking studies of lien, how much is the lien dropping bid rate, any affects is the lien given in the real estate auction. There is necessary statistical studies on the lien, legal and institutional measures
