Currently, more than 50% of the population of Korea resides in the metropolitan area, but the population of Seoul has been on the decline since 2011 and the population is declining until 2021. Seoul, which has experienced a maximum population, is moving out of Seoul due to housing problems, and there are concerns about social problems caused by urban hollowing. The purpose of this study is to analyze the distribution of commercial facilities for the expansion of residential facilities in Seoul. For the analysis, 425 areas of Seoul were classified by regional living area. For the results, the urban planning contents of the ’Seoul 2030 Plan’ were referred to as the content scope of the study, and the information on buildings in Seoul was statistically analyzed using the geographic information system (QGIS). As a result of the analysis, it was found that 45 out of 425 districts had more commercial facilities than local demand, and less residential facilities than local demand. Of the 45 areas where commercial facilities that can be converted into residential facilities are distributed, 9 areas have commercial facility plans to support residential facilities. In addition, it was found that 36 areas had specialized plans for commerce and business, so it was possible to convert excess demand into residential facilities.
