Activities in a variety of fields are being carried out to increase the utilization of discarded products, increase the value, and reincarnate them. In the construction sector, more and more attempts are being made to regenerate existing buildings through expansion, renovation, and remodeling rather than demolishing them and building new ones. Accordingly, this study investigated and analyzed three cafes and complex cultural spaces in Seoul, which were examples of commercial repurposing buildings that were formerly used as houses. Through prior research, the planning characteristics of regenerative architecture were reconstructed with time, symbolism, accessibility, regeneration, and utilization, and the contents to be measured for each characteristic were written in a checklist to measure how much the planning characteristics of regenerative architecture are reflected. It was analyzed not only by visual design characteristics, but also by focusing on the usability of sustainable space in terms of urban regeneration. The contents of this study are expected to be used as basic data for private designers such as young entrepreneurs who do not know much about public institutions and architecture when planning renewable commercial spaces using housing in the future.
