A systematic review study was conducted to examine research trends on housing environment of the elderly and to make suggestions on housing policies that meets the elderly’s needs and future research. Relevant studies were searched through RISS, KISS, Scholar, and e-article using key terms such as the elderly, housing satisfaction, or combinations of them. An initial search was resulted in 2,131 journal articles published until October 31, 2019. After removing duplications, grey literature, dissertations, studies written in foreign languages, and non-relevant studies, 17 studies were finally included for further analyses. As results, first of all, there were various disciplines involved in terms of studies on housing satisfaction among the elderly, for example, gerontology, social welfare, public health, design, etc. There were also a growing number of multidisciplinary or interdisciplinary studies in the area of research. Second, the concept of housing satisfaction among the elderly has been widely used including community environment and locations, interior facilities and convenience, interior space and size, lights, and it was assessed using measures that consisted of multiple sub-scales. Third, in addition to demographical factors such as gender, age, education, income, factors like health status, family type, numbers of family member, and residential district were used for analyses. Forth, housing conditions, interior facilities, housing expense, and moving were found as significant internal factors of housing satisfaction among the elderly. Lastly, external environmental factors like green areas, park, healthcare and welfare facilities, commercial amenities, and public transportation were found to be associated with housing satisfaction among the elderly. And it was significant to invigorate communities considering neighborhood relationship. Based on these results, suggestions for policies and future research were made to improve housing welfare among the elderly.

본 연구는 한국 노인의 주거만족 관련 요인을 체계적 문헌고찰(Systematic Review Study)을 활용하여 연구동향 및 현황을 살피고 노인의 욕구에 부합한 주거환경 조성 및 주거정책 지원 제시와 후속 연구의 방향을 모색하고자 하였다. 이를 위해 RISS, KISS, Scholar, e-article 총 4개의 데이터베이스에 ‘노인’, ‘주거만족’ 등의 검색어를 조합하여 2019년 10월 31일까지 출판된 국내 학술지 총 2,131건의 논문을 검색하였다. 이중 중복 문헌 제거 및 그레이존(각종보고서, 학술대회 발표논문), 학위논문, 외국어 작성 문헌과 종속변수가 주거만족과 관련이 없는 문헌을 배제하고 전문 검토과정을 거쳐 최종 17건의 문헌을 선정하여 분석하였다. 연구결과, 첫째, 주거만족과 관련된 연구는 어느 특정 분야만이 아닌 노인학, 복지, 보건, 주거환경 및 디자인 등 다학제 및 복합 학문적 연구로 확대되고 양적으로도 점차 증가해 오고 있다. 둘째, 노인의 주거만족의 개념은 주변 환경과 입지, 주택내부 설비 및 시설 편의성, 주거 공간 내부의 크기, 조명 등에 대한 만족에 이르기까지 폭넓게 사용되고 있으며, 여러 하위개념들로 구성되어 주거만족도를 측정하고 있다. 셋째, 주거만족의 인구사회학적 특성의 영향요인들로는 성별, 연령, 학력, 수입에 대한 변인들 외에 건강, 가족형태, 가족구성원 수, 거주지역 등이 분석에 사용되었다. 넷째, 주거만족의 내부 요인으로 주거수준, 설비시설, 주거비용, 주거이동 등의 세부 영향요인들이 분석되었고, 노인의 건강과 이동성 약화를 고려하여 화장실 등의 안전 공간계획과 시설설비를 강조하였다. 마지막으로, 외부 환경 요인으로 녹지 환경, 공원, 의료 및 복지시설, 상업 편의시설, 대중교통 등이 분석되었으며, 이웃관계를 고려한 지역 커뮤니티 활성화가 주요한 특징임을 확인하였다. 이러한 결과를 바탕으로 노인 주거만족을 위한 후속 연구의 발전적 제언을 제시하고, 주거복지향상을 위한 정책적 대안을 제언하였다.
