This study is intended to analyze the evaluation through resident’s survey as well as interviewing with operators of housing service whether the housing service are being provided properly comparing with proposal in preliminary certification by approaching problems abovementioned. And this study is intend to draw the housing service items which reflects housing characteristics and the operation ways that guarantee sustainability by using the analyzation and the result of survey. As a result of the analysis, there was a difference in operation status compared to the preliminary certification plan according to the characteristics of the housing and the operation method. There was a differences in service demand and satisfaction which provided as per the characteristics of housing, and there also was a difference in the activation depending on the level of relationship and cooperation between housing service operators and the house management officer. Hence it is necessary to improve the utilization and satisfaction of the residents by providing the residential services that fit the characteristics of the housing, and the service operators should build a communication system to achieve the continuous service operation and activation.
