The primary purpose of this study is to analyze the differences of residential location and intention to move by household characteristics in the case of Ulsan city, Korea. For this purpose, a household survey was conducted and 998 observations were obtained. The main findings are follows. First, income level is a crucial determinant of housing costs, number of rooms, living area per capita to a given household. Second, the estimates of market rent gradients by income level tell us that the assumptions of traditional monocentric model has poor fit (especially for high-income group) in the case of Ulsan city. Third, household's intention to move is determined by tenure status and housing size. Other variables such as accessibility, crowding, number of children, housing type, duration of residence are not critical determinants due to various reasons. Fourth, households consider natural environment as most important factor when they decide to move their residential location. Other important factors are transportation condition, education environment and housing price.
