According to the social evolution and the increase of income level, citizens have placed higher value on the quality of their life. Therefore, residential environment has become an important issue, and urban landscape is perceived as an important factor that determines the quality of the environment. For this reason, the houses which have good view are relatively expensive than the others in the same area. However quantitative analysis for the effect of landscape view is difficult, there are few logical and concrete explanations about the value of landscape.With this background, this study aims at analyzing the value of landscape view implicit in housing prices. To estimate the value of urban landscape resource, this research uses the real transaction prices of 1472 houses in 69 apartment complexes near the Han-river in Seoul. For the analysis, the hedonic price model is used. The dependent variable is the housing price per unit area and the independent variables are composed of physical housing characteristics, complex characteristics, time characteristics, locational characteristics and landscape view characteristics. The results of this study suggest that the landscape view factors have statistically significant and positive effects on housing prices and the effects differ according to degree of landscape view.
