With economic development, the domestic industry related to real estate has made a remarkable progress in terms of size. About 20,000 the number of new licensed real estate agents have been increased each year since the introduction of the state-sponsored test for licensing real estate agent in 1985. But a considerable number of existing licensed real estate agents have closed down their business by reason of financial problems, and this foundation and shutdown have been repeated every year. Foreign real estate companies have made inroads into the Korean real estate market with great rapidity since the IMF-supported regime. It is anticipated that the anxiety of the domestic real estate brokerage market is further aggravated by the inroads of foreign real estate companies into the Korean real estate brokerage market since the recent conclusion of the Korea-US FTA and the market crowded with domestic similar brokerage institutions. The excessive competition for location is rather giving a great burden on real estate agents. This study tries to answer the following questions : is the location-centered strategy of these real estate agents really valid?; with what reference do consumers visit the licensed real estate agent's office? ; and is there a difference in this matter between consumer and licensed real estate agent?It also attempts to present a desirable consumer-centered criterion to would-be real estate agents or real estate agents operating their brokerage business. Thereby, it intends to contribute to the efficiency of business management and the development of brokerage business by narrowing a difference in awareness between consumer and real estate agent, presenting the guidelines for opening real estate brokerage business and reinforcing competitiveness.
