As the construction industry increases in size and complexity, and the amount of information generated at each stage of a construction project progresses, systematic and integrated management of information is increasingly needed. In addition, as the roles of various entities such as designers, construction companies, and specialty contractors have expanded and the importance of collaboration has increased, convergence types of delivery methods such as construction management at risk, integrated project delivery, and early contractor involvement are spreading. In particular, a growing need exists for building information modeling (BIM) for effective implementation of delivery methods and efficient linkage of design and construction phases. Collaboration, integration, and creation of an information environment are the most important goals of BIM. To maximize the efficiency of BIM-based projects, this study analyzes the necessity of the BIM delivery process based on the early involvement of specialty contractors and then suggests a suitable application method.
