‘Happy housing’ was planned to construct lon-term public rental housing by utilizing unused state/public land such as railway site in downtown. Approach to job&home, youth group & local vitalization, are three key words of Happy housing, which makes it different from Permanent rental housing & National rental housing, the existing long-term public rental housing that used to be built on the housing development site in the outskirts of city.
This study has tried to empirically analyze the land use of the proposed site, density plan, size of housing unit, the current situation of planning the local amenities toward the Happy housing 148 complex which was approved as a business from 2013 to 2016.
As a result of analysis, the proposed site of Happy housing was located as various uses such as public site of government office building in the downtown, terminal site & market place, furthermore, it was located the existing developed land for housing for more than 50% due to the limitation of urban available housing site. The average number of households amounts to 600 ones, while the average floor area ratio for residential area is shown to be 166%. Though the number of households compared with that of Permanent rental housing & National rental housing is 209 households smaller, but the floor area ratio has been shown to be 20% higher. The unit household has been planned focusing on single-person & two persons household, which 4 types of 16, 21㎡, 26㎡, 36㎡ occupy 86% of the whole households. Local amenities projected for the local witalization are mostly composed of social enterprise, national & public child-care center as well as share-house of cooperative child-care whose whole facilities occupy 52% out of 11 amenities, which reflects the higher interest of the relevant area for creating local jobs & child-care.
In order to supplement & develop Happy housing, securing high quality proposed site, extending the size of unit household for newly married couples, expanding the local amenities positively and strengthening the community facilities specialized for youngsters are necessary, furthermore, the combination of rental housing among Permanent housing, National rental housing and Happy housing is required.
