This paper describes available ways of BIM application for the quantitative approach to several alternatives from the early phase of design in the remodeling project. Because of rapid increasing of new construction in 1970~80 for solving the shortage of housing accommodation, deterioration became the biggest problem in these days. Previous remodeling process, focused on the improvement of deteriorated building environment, is adapting BIM application to correspond to the society phenomenon such as increasing of housing vulnerable class by an aging society and variety type of space in a building.
The process of BIM application follows 1) BIM modeling 2) fundamental analysis – daylight analysis, site analysis, energy analysis, visualization of interior and exterior of building 3) advanced analysis – area and programming analysis, circulation analysis 4) binding all of the process as manual including the way of building environment or exporting result. There are in progress projects in Gangwon and South Gyeongsang province, South Korea to build housing testbed to develop supporting technology for residence-customized remodeling process. Through the application in two projects, BIM supports the decision-making of designer and offer reasonable and objective index for assessment of building design. As one of the result, for sustainable utilize even by the non-expert worker of BIM application, every information about process bound as the manual document. BIM application will role as the essential technology for the follow-up research about automatically suggestion of the best-optimized alternative based on the analysis of the residents and space usage type.
