The purpose of the study was to analyze the factors which have effect on the residence types selection of the pre-elderly and purpose distinctive housing policies as the five life zones in Seoul. For this analysis, 5,016 samples of the pre-elderly which was 50s in a raw data of 2015 Seoul Survey were used and the analysis method was logit model by using SPSS and R. The results are as follows: 1) Most people in northeast and northwest area in Seoul tended to remain the current type of house where they lived in their old age. Also, they were likely to choose the apartment as they hope volunteer works or hope for living together with their friends. Therefore, their current type of house should be preserved in case of housing development or regeneration. And the community zone where the pre-elderly can do volunteer works or make new friends should be installed. 2) Peolple in southeast area in Seoul more considered their economic feasibility compared to people in other life zones and they tended to choose the detached house as their future house in old aes when they hoped to live with their friends or children. Thus, the detached house area should be made although the scale of this project is small. And also the welfare policy should be more focused on the economic feasibility. In conclusion, the differenciated policy for the elderly by their life zone is very essential.
