The purpose of this study was to suggest policy directions for remodeling apartments based on demand analysis. The data for the analysis was collected through Korean Management Info System and KB bank’s real estate website. The data wes analyzed through phased surveys of deterioration degree, possibility of reconstruction and profitability. The results were as follows : 1) More than half of apartments which are registered in management system are qualified to be remodeled . 2) Among them, only about 10% of apartments could be remodeled with an increasement of the number of household units than the existing number of units. 3) The remodeling with an increasement of household units could happen only nearby in the metropolitan area. 4) Reducing project costs could help increase demands for remodeling apartments. In conclusion, policy directions for remodeling apartment are suggested as follows : 1) Remodeling Policy needs to consider not only remodeling with increasing the number of household units but also improving living environment to invigorate remodeling apartments. 2) In order to promote remodeling with an increasement of the number of household units, it is necessary to reduce construction expenses. 3) To promote remodeling led by living(residential) environment improvement, the role of public sectors is important. Public sectors are required to support and offer implementation of pilot projects and improvement of environmental remodeling, etc.
