‘Trend’ is defined as the general course or prevailing tendency, and is the tipping effect obtainable in time series observation. It is possible to foresee future scenarios with the knowledge of past and present information. In order to create the necessary space, one must understand future trends.
7 themes have been selected, from megatrend to young trend, on the basis of business experience, various research and professional counsel. First, the escalation of BBEB generation phenomenon, an effect between Baby-boomers and their children, Echo-boomers, causes ‘BBs and EBs to join, divide, and exchange to live’. Second, adjustment from charter, a unique lease method of Korea, to monthly rent in the housing market has ‘housing appearing as the leading role in the commercial market’. Third, downsizing is becoming the main issue, but instead of unlimited downsizing, ‘fit sizing’ that is suited to whatever family size, standardizes 33m2 (10-pyong)per person. Fourth, the ‘fashion of Staycation(stay+vacation)’ in which retired people with increased free time and tired modern workers spend their leisure time inexpensively at home or close to home. Fifth, the presence of over 2 million foreign residents, who require residential space that is considerate of those who are now part of our everyday life, in this ‘from neighbor to family’ era. Sixth, although apartments are still preferable, niche commodities are becoming more popular in a ‘non-apartment advance’. Last, contrary to existing, hand-operated home automation system, the emergence of ‘IoT(Internet Of Things) housing’ that befits the generation of artificial intelligence and big data, has surrounding objects adjusting things automatically. These trends will interact and lead the change of multi-family residential.
