One of the solutions to resolve a negative image about rental apartments is to construct a mixture complex in which public rental apartments and condominiums are built and placed in the same complex. However it is necessary to approach from an academic perspective to see if there is any problem in the community awareness of residents and in the operating and managing of community facilities. Accordingly this study was to offer basic data for seeking solutions for the operating and managing of the community in the mixture complex with condominiums and public rental apartments. The results were as follows :1) It was discovered to be not easy to mediate opinion in the case of determining operating issues of the community among residents in the condominiums and public rental apartments. Subsequently it is required to poise those residences with the help of community professionals based on their satisfactory special knowledge about a housing environment. 2) In order to place condominiums and public rental apartments in mixture in the same complex, it is necessary to organize an appropriate program according to the characteristics of community facilities within the complex. Also, active supportive measures should be prepared by the project contractors, local governments, and the central government. 3) There is a need to assume the integration and revision of management regulations which apply differently by the housing supply type of condominiums and public rental apartments.
