The purpose of this study was to identify residential modifications demand by the patterns of aging characteristics on the application of ubiquitous home services. Respondents were the residents those who were over 55 years old, were living in a detached house and were able to use a computer. Data were collected by WBS(web-based survay) from 206 respondents and also analyzed by using SPSS Window program. The major findings of this study were as follows: First, Six patterns of aging characteristics were classified according to physical characteristics, social characteristics and psychological characteristics of the respondents. Second, 「Pattern 5」(weak - do social activities - high psychological well-being) was found to have the highest demand and 「Pattern 4」(healthy - no social activities - low psychological well-being) was found to have the lowest demand among all 6 patterns of aging characteristics. Patterns with doing social activities(Pattern 1, 2, 5, 6) and pattern with high psychological well-being(Pattern 1, 3, 5) were found to have the highest demand. Therefore, social characteristic and psychological characteristic turned out to be very important factor for older residents to make a decision to do residential modifications.
