In this study, the change of content and pattern in Chuncheon City’s structure is examined to set up the direction of an urban regeneration project based on the activation plan of the commercial area in Chuncheon City. It is suggested that urban regeneration in the civic center is done by reviving the existing commercial area or forming a new business district in the old location. The analysis and the findings on the change of structure in Chuncheon City is crucial in setting up the direction for reviving the urban and commercial area as well as diagnosing how the civic center and commercial area of Chuncheon City is declining and what the main causes are.
The special structure of Chuncheon City is analyzed by units like eup, myeon, and dong based on the statistical data of its populationand economy provided by The National Statistical Office. It is done by comparing and analyzing the changes between the civic center and the outskirts of the city. The classification of the civic structure and the characterization of the areas are done through cluster analysis. The comparative analysis on the commercial area of the civic center and the commercial area within Chuncheon City is examined through the analysis of sales amount, floating population, and the scale of commercial areas based on the status data in commercial areas provided by the marketing information system in Small and Medium Business Administration. In addition, the actual utilization status of the commercial area in the civic center is analyzed through questionnaire surveys among people using the commercial area in the civic center.
