In recent years, the unit modular method has been applied to the construction of schoolhouse and BOQ(bachelor offices" quarters), dormitories, etc. Nevertheless, the modular method still is not used in housing construction which is because the people regard modular housing as prefabricated housing.
Therefore, in order to remove the prejudice of the people about prefabricated housing, the verification for residential performance of the modular housing was necessary. So we evaluated the residential performance and economics of the modular housing developed by RIST. The major results are as follows.
(1) The structure safety of the unit module and the modular housing combining unit modules was evaluated as enough one.
(2) The insulation performance for light-weight impact sound source of the modular housing was evaluated as excellent one in both dry floor system and wet floor system. The insulation performance for heavy-weight impact sound source was evaluated to be the minimum standard satisfied in dry floor system, but to not be the minimum standard satisfied in wet floor system.
(3) The sound insulation performance of the drywall used in the modular housing was evaluated as excellent one.
(4) It was evaluated as heating and cooling energy of the modular housing is more saved than that of the existing housing.
(5) The condensation of the modular housing was evaluated to not occur in the structure, but to occur at the front door and window exposing the air.
(6) The indoor air quality of the modular housing was lower measured than the recommendation standard of apartment housing.
(7) The airtightness of the modular housing was measured in twice. At the first measurement the airtightness of the modular housing showed badly more than that of apartment housing. But at the second measurement carried out after attaching the airtightness tape on part the air leakage, the airtightness of the modular housing showed to be similar to that of apartment housing. Therefore, in order to secure the airtightness of the modular housing, the quality control is necessary
(8) The construction cost of the modular housing was analysed more about 2~6% expensive than that of the existing housing. But if the modular housing is generalized and the economic design is accomplished, the construction cost of the modular housing will be similar to that of the existing housing.
After strengthening a technology based for the vitalization of the modular housing through a pilot project or small projects which was able to controlled, it is would better to push forward the mass supply of the modular housing.
