In an effort to achieve the passive zero-energy building goals, multiple policies are being constructed regarding new construction buildings as well as existing buildings. Currently, the building industry is actively promoting the development of sustainable remodeling standards and step-by-step mandatory requirements by setting up pilot models with public buildings. Additionally, numerous systems are being developed and promoted for privately owned building by the supervision of green remodeling creation center.
Technical issues for green remodeling market activization have been studied.

First, It is important to analyze present building level at phase of performance analysis and current state investigation regarding the initial stage remodeling of existing building.
In order to analyze the present building level, BIM-DB establishment and utilization method for technical contents and case studies that have been applied in current business are provided. Fulfillment of geometry information according to loss of existing building drawings is able to utilize accurately in BIM-DB establishment process.
A limitation that should be used performance input value according to deterioration regarding some of equipment system and development strategy are also considered.

As a second technical item, Impact table guide is introduced which is currently being researched as National R&D project. This guide is able to use as an initial decision making tool and an intuitive/quantitative guideline when selecting optimized item for remodeling project.
Continuous research and development is required which includes alternative-technology for energy saving and standards/analysing process for performance along with the policy and legal system for energy-saving focused green remodeling.
