Four KTX station had been in operation during 2000s since the opening of KTX lines. Land use characteristics have been undergoing rapid transformation in these KTX stationareas. The land prices surrounding station areas have been changed at growing rates.
The purpose of this paper is to derive impact factors affecting the rate of change in land prices in KTX station areas. It focuses on examining the rate of change in land prices before and after the opening of four KTX stations.
The survey has been conducted for analysing impact factors for four KTX station areas. Major factors which have an impact on land prices appear to be such variables as the number of bus stops, floor areas, distance to station, and shape of land. The regression analyses were applied to determine major factor affecting rate of change in land prices. The Results of research reveal that the number of bus stops, the distance to station, floor to area ratio, and land areas are the most contributing factors on land prices.
The policy lessons to be learned from this study are as follows. Major transformation of land use characteristics and price change in land have been taking place in KTX station areas. Thus land use planning is necessary to guide the planned development of station areas. Appropriate policy actions are needed to control land prices for these station areas where rate of land price change has been higher than that of other urban areas.
