This study tired to analyze regional factors such as transportation environments and individual factors that influence the price of houses comprehensively. As house price is affected by regional factors because of spatial autocorrelation, individual houses are structurally nested in corresponding region. Therefore, the multilevel structure analysis by separating individual factors from regional factors in the identification of factors influencing house price will allow us to understand the complicated phenomenon comprehensively. The method to analyze it effectively is Hierarchical Lineal Model (HLM). In this study, the effects of regional environments, intra.class correlation coefficient (ICC) and individual factors on the change in house price are investigated through HLM. Additionally, the effects of regional factor (transportation environments) and individual factors in the nested structure on house price are identified comprehensively. The ultimate purpose of the study is to identify interaction effects influencing much on house price by combining regional and individual transportation environment factors.
