In April 11, 2013, the Korean Government announced Comprehensive Policy for Normaling Real Estate Housing Market. The core of the announcement was to seek for the method to allow vertical extension on the apartment houses that were 15 years or older. Accordingly, The Ministry of Land made T/F team and on the 5th of June, the Ministry suggested ‘The Revised Housing Act’ containing “Apartment House Remodeling System Improvement Method” to The National Assembly.
On this Act, at the time of vertical extension, structural test should be strengthened in order to secure structural safety. Also, the experts agency with structure professional engineers should perform the safety tests. And also, for the design changes in the process of construction, a structural engineer should inspect the safety of those changes. This point provides a basis to secure structural safety on the procedure appropriately.
Vertical extension remodeling of the apartment buildings has a different structural and safety requirements from the new building construction. If the evaluation over the main factors is not properly performed, critical safety issues would occur. Therefore, after the following matters could be preceded, structural safety would be secured. Those are the understanding of the structural problems, securing method for structural safety, improvement of the relating system as provided in this article.
The vertical extension renovation projects are expected to take place from the apartment complex that were built in the first stage of new city development. Then, the seismic requirement were not the same as what we have now. Especially, those were built within a shorter construction duration, which could be related to the quality issues. Therefore, as mentioned above, procedure enactment for the structural safety cannot be over stressed.
