This study aims to analyze determinants of subjective and objective housing value caused by the characteristics of the natural environment. Starting with global warming, various climate changes have come to the fore and various environmental characteristics affects housing price and housing value growth. So this tries to research about effects of environmental factors on the increase in housing value. To have differences with existing studies, environmental characteristics estimating housing value are classified as 8 elements including the view, the wind speed, and the humidity. The result of this study is in following; the view variable and apartment’s brand are positively significant in housing value growth model. And the humidity and the safety of natural disaster are negatively significant meaning that people in area are not sensitive to humidity or natural disaster on their housing value growth. This means residents don’t think that natural disaster have influence on the house price or value. Therefore, it is necessary to research continuously about effects of natural disaster to housing value.
