The purpose of this study is to analyze the impact of locally unwanted land uses(LULUs) on land price. Appraised prices of land covering Ulsan city in 2011 were analysed. Land samples of landfill within two kilometer radius were selected in order to gain empirical insights. Lot shape, land category and use district were considered as control variables. Hedonic price model was used for the analysis.
The result of this analysis show that lans price increased by 0.063% as distance from landfill increases land by 1%. This distance variable is significant at the 10% significance level. It means that the infringement of property rights by landfill exists. This supports that reasonable compensation policies are needed and this result will be useful in policy formation.
