Gyeonggi-do of the metropolitan area contains a wide variety in the conditions and characteristics for development. The purpose of this study is to analyze types of business districts and physical conditions in Gyeonggi-do and Finding the relationship between economical achievements and physical condition around the commercial area. The data were collected by sampling 12 of 31 cities or towns and complete enumeration of its business districts. Firstly by considering the physical factors of blocks in business districts, a factor and a cluster analyses were performed. Business Districts types in Gyeonggi-do, were conduced from previous analyses, can be categorized as five groups. Secondly, through the OLS-regression and T-test methods, we intend to find empirical evidences about the key factors affecting to the increment of floor area of commercial use that are we adopt as the economical achievements.
