This study is written to analysis business performance factors for constructor, especially in enhancing the business performance according to relationships with developer after the completion of the contract. And it is validated by conducting a survey on constructor, mainly with large constructor. In this study, relational factors affecting the business performance between constructor and developer are ‘intimacy’, ‘opportunism’ and ‘asset specificity’. And these factors affect intermediation, such as ‘trust’ and ‘commitment’. The study indicates that ‘business performance’ is a significant variable affected by ‘trust’. And the study also says ‘trust’ affected by ‘intimacy’ and ‘asset specificity. However, ‘commitment’ does not have an affect on ‘business performance’. The development is also progressed by each project. Therefore, the result is concluded that the constructor is not focus on ‘commitment’ for developer which is demanding continuity.
