Many high-rise apartment complexes continually built since the mid 1970s have seen their need of remodelling or rebuilding due to their old facilities and shortage of parking places, etc. In this paper, regarding remodeling of old high-rise apartment complexes, elements influencing their decision, their relative systems, strengths and weaknesses are studied and determination factors through questionnaire from experts are deducted and relative importance of each determination factor in deciding remodeling work by using AHP is also analyzed. The study shows that the level of perception on brand of construction company is highly considered as an important factor in remodeling. However, in remodeling, decisions by apartment owners have the biggest influences on deciding the start of rmoelling work. Based on the study results, owners should get a reasonable decision for urban regeneration, a fundamental goal of remodeling. For the government, it is desirable that it should consider balanced policies that could benefit from remodeling. Accordingly, it is expected that this study would provide guides to reasonable decision-making for owners and be used for establishing public policies as well.
