This study is aimed at finding out the spatial characteristics of inner-urban area in Seoul for the renewal of it. As the following orders, the study was carried out. ⅰ)To find out changes of the land use and the population. ⅱ)To extract the main characteristics of inner-urban area through the principle component analysis. ⅲ)To understand the patterns of spatial distribution through plotting of the principle component score. As a result, the analysis shows the following facts. a)Total population of Seoul has increased, but that of inner-urban area has decreased remarkably. Especially, according to decreasing the young population and increasing the old population, the old aging has been progressing rapidly. b) Characteristics of land use changes in the inner-urban area are that business function has decreased by policy of multi-nuclei-structure and both extremities of business and residence have been showed. To solve these problems, the policy that makes coexistence between two uses(residence and business) is required. c)In inner-urban area, the pattern of spatial distribution is the same as follows : CBD - Slum concern district - Good residential district - Industrial district. It is required to carry out the discriminated policy that is suitable for each area. In the case of central area in Seoul, CBD’s function should be maintained and it is necessary to make the policy that lead young people to the inner-urban area for the renewal of it. Also in the case of good residential areas around CBD, it is necessary to make strict regulations that maintain the function of it.
