This study aims at analyzing the profit sharing mechanism of joint development among landowners in commercial districts. It focuses on building a profit model to predict the profits of a joint land development based on the game theoretic framework. The profit model is a multi-stage causal model that consists of three supporting sub-models: dividend discount model, rent model, and FAR model. Profit sharing is approached by N-person cooperative game. A core condition is proposed as fair share criterion, and asset-ratio method, area-ratio method and mean method are formalized as traditional sharing methods, and Shapley-value and Nucleolus as the game theoretic sharing methods. The profit model is empirically estimated and a case study on the profit sharing of the joint development is carried out.
Major finding are as follows. First, based on N-person cooperative game approach, the methodology designed to resolve profit sharing problem is proposed. Second, a profit model as multi-stage causal model, new method to predict profits of a joint land development is established. Third, the game-theoretic profit sharing method proves to be superior to traditional methods of profit sharing in that it meets the ‘core’ condition.
