Major universities usually have student population of 20,000 or more, and, together with sizable number of employees and service population, this size alone exceeds that of city-sized administrative unit, Eup, sometimes. However, city planners and policy-makers have not paid enough attention to their special needs and to the impacts that universities have upon landuse in surrounding areas.
In this study, landuse in surrounding areas of 5 major universities in Pusan are analyzed to find any distinctive patterns or characteristics, and problems. Some of the findings are (1) inefficient landuse, (2) indistinguishable landuse patterns, except for Pusan National University, (3) emerging patterns in terms of street types and floor levels, (4) large per centage of eateries, pubs, and leisure and recreational facilities, (5) small percentage of education related facilities, and (6) rapid change in land use. In addition, some of the problems identified are (1) lack of regulatory tools other than zoning and building code and (2) lack of sites suitable for university location.
For possible solutions, (l) change in location for those universities located at steep mountain slopes or unsuitable sites in terms of city structure and 2) new regulatory tools, such as urban design technique and district detail plan, are proposed. However, this study limits its scope to empirical analysis of landuse in surrounding areas of 5 major universities in Pusan, and further studies must be followed to come up with a number of tools to regulate landuse dysfunctional to university education and to meet special needs of a university.
