The history of the private sector apartment building spans
over two decades now. For the improvement of current design
practice and the guidelines for future design, this history-
changes and consistencies in apartment design- should be
systematically reviewed and examined. This study presents this
chronological analysis. The study sampled more than 1,000
designs that have been built in the private sector in the Seoul
metropolitan area, from 1973 till 1990.
Focusing on spatial composition and architectural design of
apartment housing units constructed by private sector, the
purpose of this research is to analyze characteristics and to
clarify their trends of the plans by construction year and
unit net area.
Analyzing built year of unit plans and locational characteristics
of spatial composition, we were able to group them into seven.
Among trends found from the groups, the first trend we can indicate
is that spatial composition seems to be determined by access type.
The second is that little variations of current spatial composition
is likely to lead to the monotonous living life since there are a
few of basic and diverse unit plans of each group.
Finally, increase in the area of units tends to increase the number
of rooms or to enlarge each room, failing to create unique unit
plans for the area.
